Terms and Conditions and Terms of Contract
All bookings are subject to the following terms and conditions as agreed to at the time of booking.
The Hirer is also referred to as “You/Your”.
The Owner and Booking Manager are also referred to as “We/Us”.
Contract
The hire contract between the Hirer and the Owner will come into existence when the Owner receives full and final payment and accepts the Hirer’s booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement.
The contract binds you, as the person who makes the booking, and all the members of your party. It is your responsibility to ensure all members of your party accept the terms of the contract set out in these terms and conditions of booking.
You may in no circumstance re-let or sublet the property, even free of charge.
The person who makes the booking must be over 18 years of age and groups of people all under the age of 21 years will not be eligible to make a booking.
Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
We reserve the right to refuse a booking without giving any reason.
Occupancy
The number of persons using the accommodation at any time must not exceed 10 or include children under 8 years of age.
Only those people listed on the booking form can occupy the house. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
We are unable to accept group bookings for “Stag or Hen” parties.
Payment
A non-refundable deposit of 25% of the holiday price is payable at the time of booking.
The balance payment must be made no less than six weeks before the arrival date.
If the balance is not received by the due date, then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rental agreement.
Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge.
Cancellations
All cancellations must be immediately notified to us by telephone and then in writing.
If you cancel your holiday more than six weeks before it is due to start then your deposit will be forfeited. If you cancel less than six weeks prior to the holiday then the full balance remains due and is not refundable.
We would make every effort to rebook the booking and if this is possible, we will refund your booking fee up to the amount achieved for the late booking.
Your booking will not be cancelled by us except in exceptional circumstances beyond our control. In this event we will give notification as soon as possible and we will promptly refund all payments made for your holiday.
Our liability for cancellation will be limited to payments made to us.
Holiday Insurance
We strongly advise that all guests take out comprehensive travel insurance. If you choose not to, then you accept responsibility for any loss that you may incur due to cancellation of your holiday. This includes any cancellations due to circumstances beyond our control.
Rental period
The rental period normally starts at 4pm unless otherwise agreed.
Guests are required to vacate the house by 10am on the day of departure to allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
Arrival and Departure
Full details and directions will be emailed to you in the week before your holiday.
On arrival keys to the property will be available for you in the key safe.
Please ensure keys are left in the key safe on departure.
We will make a replacement charge for mislaid keys.
Please close and lock all windows and external doors when leaving the property unoccupied.
You should inform us as soon as possible if you leave important items behind at the end of you stay. Items can be returned but we request the cost of postage/packing be paid in advance.
We would be grateful if you empty the bins, dispose of recycling in the bins provided and set off the dishwasher prior to departure.
Care of the property
This property is privately owned and we hope it will feel like home for the duration of your holiday. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house so other guests may continue to enjoy them.
We or our representative reserve the right to enter the holiday house at any time to undertake essential maintenance or for inspection purposes.
We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.
Damage to property
In the event that you notice any damage please let us know immediately so we can take appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave.
We do not request a damage deposit for your holiday. In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found.
Pets and Smoking
Pets and smoking are strictly prohibited in the property for allergy and cleaning reasons.
Pets or smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. You will be charged for any damage or extra cleaning caused by pets or smoking.
Problems/complaints
Any problem or complaint which you may have concerning your holiday must be reported immediately directly to us and we will endeavour to put matters right.
We will not consider any complaints which are only reported after you have departed at the end of your holiday.
Miscellaneous
Free Wi-Fi is available subject to technical availability.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliances in the house.
Children under 18 must be supervised by their parents/guardians at all times.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
